If you’re in the market for a home or have purchased a home you’re all too familiar with closing costs. When it comes to closing costs the list seems to go on and on. The bad news is that many of these closing costs are just not avoidable, but the good news is that many of the costs can be reduced or eliminated completely.

Over the last few years lenders have become accustomed to relying on buyer closing costs as a regular source of income. They know that buying a house is an emotional purchase. So, when you sit down at that closing table and you’re presented with a new list of costs, most people just don’t want to risk the loss of their dream home, so they accept it as inevitable. But, it does not have to be that way. In fact, many of the nefarious fees your lender presents you with are negotiable. You just need to speak up. Ask for an explanation, item by item. This is an excellent way to negotiate, as your lender should be able to justify each and every cost. Individuals that have tried this have had their closing costs reduced drastically.

Some of the fees you’ll see are things like processing and underwriting fees. What the lender is doing here is charging you a fee to process the loan that you’re paying them to underwrite. So, you’re paying them to do the work that they will get paid for. It may sound ridiculous, but lenders are notorious when it comes to this double dipping. They’ve been doing it with title insurance for years. They require title insurance, which protects them, and not necessarily you. This protection is seldom needed, yet they require that you have it, so that they’re protected. What’s more, they commonly get kick backs from title insurers, as they almost always refer the business because most people don’t know where to look when it comes to title insurance. So, again you’re paying them, so that you can purchase insurance that protects them. Always proceed to the closing table with caution, you’ll save a great deal.

One of the reoccurring closing costs that can’t be avoided is the property tax. The property tax has never been a popular form of taxation. Save for a major tax repeal the property tax is here to stay. It plays a major role in our local infrastructure, without it our schools, fire departments, and other municipalities would scream to a halt. So, until something drastic happens we just have to accept. Some states are more property tax friendly than others. You can pay anywhere from the low 1 percent range all the way up to over 5 percent depending on your state of residence. This can be rather painful with the recent rise in housing costs. Many states enacted prop 13 like measures, modeling after California to insure citizens didn’t get stuck with unreasonably rising taxes. For recent purchasers this can also prove beneficial, as adjustments can be made as property values drop.

Regardless of what state your reside in property taxes probably make up one of your largest housing costs. When that property tax bill comes around it’s nothing short of agonizing. One way to reduce some of the property tax pain is to spread out that property tax bill. You can do this rather easily through your lender. Setup an escrow account with your lender that includes your monthly house payment, insurance, and property tax all in one payment. By spreading out these housing expenses you’ll improve your budget and won’t be feeling quite as much pain.

Dog Worms - Has Your Dog Been Infected?

Here’s the thing about dogs. First, they forage for food - just like many animals. Second, they’ll eat just about anything, including feces.

Because of these two traits, dogs are very prone to developing worms - worms which can make them sick and even kill them. This includes heartworms, hookworms, roundworms, whipworms, and tapeworms.

So how can you tell if your dog is suffering from any of these worms?

Here are the worms that are most likely to infest your dog and their symptoms.

Hookworms

Hookworms are usually found in dog feces. If your dog has a habit of eating feces, watch for this illness. The symptoms of hookworms include loose stool or blood in the stool, bloating, gas, and an unusual appetite. Also, the dog’s coat may become duller.

Roundworms

Roundworms are caused when the dog ingests the egg of the roundworm. Also puppies can become infected through their mother. Signs to look for that your dog has roundworms include vomiting, diarrhea, bloating, gas, and an unusual appetite.

Heartworms

Heartworms most often come from mosquitoes. This usually occurs during the warmer months when dogs are exposed to these pests. Heartworms are very dangerous and, if left untreated, can actually kill your dog. Symptoms to watch out for include lethargy, coughing, loss of appetite, and difficulty breathing. You might also notice that your dog is becoming more tired than usual after exercise. This condition needs to be treated immediately by a vet.

Tapeworms

Tapeworms occur when dogs eat fleas. While this may not be a pleasant exercise, you should regularly check the dog’s rectum to see if there are any white, rice-like parasites in the area. If you, the dog is almost sure to have tapeworms. Symptoms of these worms include an inability to digest food, weight loss, and stomach pain.

Whipworm

Whipworm occurs when dogs eat worm-infested feces or when they step in feces and then lick their paws. A dog with whipworm will often have a bloody stool, an unusual appetite, and will become bloated, experience cramps, and have a dull coat.

Other conditions that can affect your dog’s health include Coccidia which are parasites caused by ingesting feces. Symptoms of this disease include loose stool, vomiting, loss of weight, and bloating.

Another parasite which can affect pups is called Giardia. These parasites are found mostly in areas where there is a lot of water. The ingestion of Giardia can cause loose stool, loss of weight, and bloating.

The key is early detection

Early detection is the key to treating these illnesses. If your dog displays any of the symptoms listed in this article, be sure to get it to your vet for a checkup. Also, make sure your dog receives regular check-ups as this gives your vet the opportunity to check for worms and other conditions by taking stool samples.

It is always better to err on the side of caution and carefully watch your dog’s behavior and habits. If they

Sarkozy Muscles in on EU Reform

It’s just under a fortnight until France takes over the six-month rotating presidency of the European Union and already the rest of Europe is getting a taste of what it can expect.

At a meeting of EU leaders in Brussels on Thursday, Sarkozy said the Union would not be able to go ahead with any further expansion without ratification of the Lisbon treaty.

And guess what? He’s right - but that isn’t the immediate issue at hand.

Sarkozy is a somewhat lukewarm supporter of further expansion of the EU - especially if it were to include Turkey - has in his usual way managed to make the current controversy over the Irish rejection of “his” Lisbon treaty even more muddled.

He has linked institutional reform, which just about everyone agrees is outdated for the enlarged Union of 27, with further expansion saying there cannot be one without the other.

While that might be very true the real issue at the moment is how to deal with the problems that exist now rather than those further down the line.

Fresno Flat Fee MLS

Fresno area homeowners do have several options when it comes to selling their homes: they can list their home with a local real estate agent, they can attempt to sell the home by owner, or they can sell through a combination of the two: a flat fee MLS listing. To do this, the seller would need to locate a member of the Fresno Association of Realtors MLS system that would list the property for a small upfront fee rather than charging a listing commission on the back end. The seller would agree in writing to compensate a buyer’s agent if their buyer-client ended up purchasing the home. In doing this, virtually any agent in Fresno, Clovis, Kingsburg, Prather or surrounding areas could potentially sell the home.

It is like hiring a huge sales force at a discounted cost.

With around one million residents, Fresno County’s real estate market is certainly dynamic with homes of many price points from basic and entry-level homes to high-end homes or agricultural properties with acreage. Flat fee MLS listings can benefit virtually any property owner because the savings increases proportionately to the price. For instance, a seller with a one hundred thousand dollar home might save two to three thousand dollars compared to a different broker by utilizing a flat fee company. A seller with a two million dollar home might save fifty or sixty thousand dollars. With today’s real estate prices, it is easy to see the popularity of flat fee MLS throughout the State of California including Fresno.

It is important to utilize state-promulgated forms and disclosures when selling property in California. Prior to listing, any seller needs to make sure their broker will either provide the correct forms, or that the seller can locate the forms. They also want to make sure that if they are using either a traditional agent or a flat fee listing service that the person they are dealing with is in fact licensed in the State of California and a member of the correct MLS system. Listing a Fresno area property in the Westside Los Angeles system, the Orange County SoCal MLS system, or the Sacramento Metrolist system, for instance, would not be very beneficial for a Fresno County home seller. Fresno area real estate agents use the Fresno MLS to locate properties. Fresno area buyers performing Internet searches also use websites that pull a limited view feed from the actual Fresno MLS. Sellers need to be very mindful of this and not waste time by listing in an out-of-area system.

Fresno real estate promises to be interesting the next several years. The county’s agricultural base remains strong; ethanol companies have decided to locate some operations in the county and food processing companies continue to operate in the Fresno area. Government employers like the IRS and Caltrans remain a relatively large source of jobs. With a slowdown in new home construction and decline in real estate related jobs, Fresno will be in a transitional period and homeowners will definitely be more mindful of the need to cut costs in real estate transactions.

1031 Exchanges - How to Defer Your Taxes on Your Real Estate Investments

The term 1031 exchange comes from the section number of the U.S. Internal Revenue Code and identifies special rules for like-kind exchanges in real estate. The code states you can defer the tax when you exchange a property used exclusively for business or as an investment property, for another property that is of the same type. Remember, the tax postpones and at the sale of the replacement property, adds to any taxable gain on that property. The government recognizes that when new property replaces a property sold and the seller reinvests the money, they never really take an economic gain.

There are many rules to follow to maintain the tax-deferred status in a 1031 exchange. The seller has to invest all monies into the next property or taxation occurs on the money received. The seller has to have equal or greater debt on the new property. If the new property has less debt, then the seller needs to produce extra cash from an outside sources and cover the difference in debt. The debt reduction is constructive receipt as though it is cash and there is tax on the difference.

The identification period occurs within 45 days after the close of the original property and requires the identification of a replacement property. The replacement property needs to close within the acquisition period, which is 180 days after escrow closed on the relinquishing property.

If the seller does not put all the money into the next property, that money receives taxation as boot and if the sale followed all other rules, the property still qualifies for partial tax deferral.

A reverse exchange also exists. This occurs when a taxpayer finds the perfect property before he sells the original property.

Properties do not have to cost the same amount or be in the same neighborhood to qualify as a like-kind exchange. Like-kind properties have the same nature or usage. Rental properties need replacement with rental properties.

There are many pitfalls for the average person to stumble into on a 1031 exchange, which is why a qualified intermediary is important for a 1031 transaction. The intermediary holds the funds in trust until the replacement property closing.

Tenants in common, also known as co-tenancy, is an increasingly popular method to purchase properties. This form of ownership assigns fractional ownership by the amount of money invested. The ownership of the property goes to heirs at the point of death, unlike joint owners with the rights of survivorship. The collective power of the group’s dollar makes the 1031 exchange easier and allows ownership in commercial and institutional property otherwise outside the financial abilities of the individual. Property managers normally handle the daily problems. If one tenant in common wants to sell, the other tenants in common have the option to vote to sell, not sell or buy the individuals shares. The same rules apply for tenants in common as apply to the individual.
